A second opinion from people who do this work every day

Most people who send us a quote aren't sure whether the price is right, and that's understandable. Plumbing quotes are hard to read. Two companies can price what sounds like the same job and be describing very different work: a different water heater, a permit included or left out, a repair on one quote and a full replacement on the other.

Our team prices and does this work across Northern Virginia every day. When your quote comes in, it's reviewed by one of our licensed master plumbers and master gas fitters, not a salesperson or a customer service rep. They read it line by line, work out what the job really involves in a home like yours, and tell you plainly what we think. Most of the time that comes with a lower price from us. Sometimes the answer is “that's a fair quote, go ahead.” Either way, you'll know before you sign.

How it works

Three steps, about a minute of your time

  1. Send the quote

A phone photo of the paper copy, a screenshot, or the PDF they emailed you. Up to three pages.

  2. We review every line

One of our licensed master plumbers checks the work, the parts, the permit and the price against what the job really takes.

  3. You get a straight answer

Our honest take, and our price in writing. If their quote is fair, we'll tell you that too.

What you're comparing us on

What a Pioneer job actually looks like

A lower price only matters if the work behind it is good. So before you compare numbers, here's what you get when we do the job.

We treat your home with care

A lot of plumbing happens in finished basements, closets and bathrooms that people live in every day. When a job is going to make dust or mess, we seal the area off first, with plastic walls, the floor covered and a vacuum running while we cut, so the rest of your house stays the way it was.

When the work is finished, the space gets cleaned up before we leave. It's the part of the job you notice first, and it's often the part a cheaper quote quietly leaves out.

“Max arrived promptly, described what needed to be done and performed the repairs efficiently and cleaned up afterwards.”

Done right, and done to code

We plumb things the way they're meant to be done: the right materials for the job, every run supported and secured, and connections made to last for years, not just until the check clears.

When the work needs a permit in your county, we pull it, it's listed in our quote instead of added on later, and the job gets inspected. That's one reason an honest quote can list items another one doesn't, and why we'll point it out if yours is missing them.

Care in the details you'll never see

Good plumbing is a craft. Our team cuts and fits parts to your home on site instead of forcing something that almost fits, and we test our work before we call it done: pressure-testing water lines, running water through drains, and leak-checking every gas connection.

Most of that work ends up behind a wall or under a floor. We do it carefully anyway, because that's where problems start years later when it isn't.

Straight answers before anything starts

You'll know what's wrong, what your options are and what it costs before any work begins, and your price is in writing. New installs and replacements carry a one-year warranty on parts and workmanship.

We're a family-owned company, licensed and insured, and you reach the same local team before, during and after the job.

What a fair quote includes

Quotes we review most often

Most quotes we see are for one of these jobs. Here's what a complete, fair quote for each one should spell out.

  • Water heater replacement

A fair quote names the brand, size and fuel type, includes the permit and hauling away the old tank, and covers code items like an expansion tank or venting changes when your home needs them. A low number that leaves those out usually grows later.

    Water heater installation
  • Sewer line repair or replacement

Camera footage should back up the recommendation. The quote should say how much line is being replaced, whether it's dug or trenchless, that the permit is included, and who restores the yard or driveway afterward.

  • Repiping a home

Look for the pipe material (PEX or copper), how many fixtures are included, how walls will be opened and who patches them, and the permit. Those are where repipe prices differ the most.

    PEX repiping
  • Main water line replacement

The quote should cover the length of the run, trenchless or open trench, the connections at the meter and the house, and the permit. Ask whether the price assumes easy digging.

  • Drain and leak repairs

These are often priced after a diagnosis. A good quote says exactly what's being replaced, the pipe material, and whether opening and patching walls is part of the price.

What we look at

The five questions every quote should answer

These are the same questions we ask when we read yours. You can use them on any quote, from anyone.

  1. Is all of the work actually needed?

Sometimes a repair is quoted as a full replacement, or extras are bundled in that the job doesn't call for. Other times a replacement really is the smarter money. We'll tell you which one your situation is, and why.

  2. Are the parts the right ones?

Brand, size and grade change both the price and how long the job lasts. A quote that just says "water heater" or "fixture" leaves you guessing. We check what's specified and whether it fits your home.

  3. Is the permit in the price?

Many jobs in Northern Virginia, like water heater replacements, need a county permit and inspection. A low number that leaves it out isn't the real number, and unpermitted work can cause problems when you sell or file an insurance claim.

  4. Is the price fair for here?

National cost websites average prices from all over the country. We price jobs in Fairfax, Loudoun, Prince William, Arlington and Alexandria every day, so we know what this work should cost in your area.

  5. Are they licensed and insured?

In Virginia, plumbing contractors need a state license. We look for a license number you can check, so you know who's coming into your home and that you're covered if something goes wrong.

Why we can usually beat it

A lower price without cutting the corners that matter

We're a family-owned Northern Virginia company. There are no national franchise fees or big advertising budgets built into our prices, and we know what this work costs locally because it's all we do.

When we beat a quote, it's for the same job with parts that are as good or better. A lower number from us never means a lesser job, and if we can't do it for less without cutting corners, we'll say so.

Your privacy

Your quote stays between you and us

A quote has your name and address on it, and we take that seriously. Here's exactly what happens to it.

  • We never sell it or pass it on

It's used only to review your quote, and it never goes to the company that quoted you.

  • We never contact the other company

They'll never know you asked for a second opinion.

  • It isn't kept on our website

It goes straight to our office inbox. On the way, every file is scanned for safety and read by an automated reviewer to check it's readable. The file itself isn't saved on our website.

  • Your details stay with us

We use them to get back to you about your quote.
